SERVICES

Our SERVICES

ADVISORY

Our Real Estate Advisory Team provides professional guidance and support to businesses, governments and higher education institutions that focus on optimizing their real property portfolio and rationalizing critical strategic, operational and operational decisions.

Internal and external drivers for why organizations care about their real estate assets vary throughout time. Yet, the objectives are relatively consistent: maximize utilization, drive operational efficiencies, monetize under-utilized or vacant properties, contain costs, and attract and retain talent.

How do we support organizations to achieve these objectives?  We provide thought leadership, critical thinking and trend analysis to increase the confidence of the decision-makers who formulate strategies that can unlock the business's growth. Ultimately, we support organizations to achieve their strategic business objectives and maximize the value of their investments, while minimizing risk.

These services include:

  • strategic planning

  • asset and portfolio management

  • building management systems

  • market analysis and market sounding

  • financial modeling

  • feasibility analysis

  • property search and selection

  • lease administration and negotiation

  • workplace strategy / space programming and management

  • ESG and climate resiliency

DEVELOPMENT

H & H Realty Group creates vibrant and self-sustaining communities where people can live, work, and play within convenient and accessible areas. By bringing together various types of properties, such as apartments, office spaces, retail stores, restaurants, entertainment venues, and green spaces, our mixed-use developments aim to offer a range of amenities and services within close proximity.

We seek investments primarily through three opportunities:

1) Equity partnerships in development projects

2) Equity investors for development projects

3) Sellers of value-add multifamily properties

Our goal for real estate development is to maximize land use, to promote diverse and inclusive affordable housing options, increase economic growth, create jobs and enhance environmental stewardship.

Given the diverse needs and requirements of different residents, owners, businesses and property types, we carefully orchestrate the planning, design, and building of the development to ensure that each component complements the others to create a cohesive whole.  Through deep collaboration with public and private partners, we offer a multi-faceted approach to urban planning that enhances the quality of life for residents while providing economic benefits to investors, businesses and the community.

TRANSACTIONS

At H & H Realty Group, we view transactions as a means to foster connection, collaboration and creativity between multiple parties seeking a shared outcome. We use transactions to amplify our objective of generating positive social and environmental impact.

We assist organizations in the acquisition and disposition of their real estate assets. By partnering with licensed experts across the transaction lifecycle, we have demonstrated success in providing the following services:

  • Transaction management

  • Strategies for acquisition, disposition and leasing

  • Valuation inspection

  • Negotiating with buyers or sellers to reach an agreement on the terms of the sale

  • Drafting and reviewing contracts and other legal documents

  • Facilitating the transfer of funds and ownership of the property

  • Arranging lower cost PACE financing for new or recapitalized real estate projects

Simply put, we help to ensure that the transaction is completed smoothly and efficiently, and that all legal and financial requirements are met. We help clients navigate the complexities of the real estate market, with their goals in mind.

Story of Our CEO

Concept. The concept of H&H Realty Group was birthed in 2008, after Genevieve Hanson completed her first commercial real estate project in Washington DC. However, the vision began when Genevieve was at an All-Girls high school. As a first generation American from Ghana, Genevieve grew up in subsidized housing while attending private schools, which made the contrast between “haves” and “have nots” striking and ever-present. Her parents emigrated to Alexandria, VA with their 3 daughters to pursue the American Dream, initially working as a janitor and convenience store cashier.  Consequently, her college application essay outlined how she would leverage her degree in International Relations to improve the social and economic welfare of people in less developed countries.
