Construction Accelerator / Our process
From feasibility to move-in, in seven steps.
How the Accelerator's services fit together on a typical volumetric modular project.
Proposed delivery framework. This is a presentation of how the Accelerator's three services combine on a typical project, not established company policy; each project's steps are set in its own agreement.
Feasibility & program
Confirm the site, unit mix, zoning and budget, and test whether modular fits — module sizes, transport routes and crane access.
Led by: Owner, H & H, architectDesign for manufacture & factory selection
Bring a factory in before design is fixed. Prequalify manufacturers, compare bids and contract production slots.
Led by: Architect, factory, H & HFinancing & approvals
Structure the capital stack and secure approvals across jurisdictions, including state modular programs and local permits.
Led by: Lenders, agencies, H & HFactory production & QC
Modules are built and inspected station by station. H & H verifies progress before each payment is released.
Led by: Factory, inspectors, H & HSite work in parallel
Foundations, utilities and site improvements proceed while modules are in production.
Led by: General contractor, site tradesTransport & set
Modules are shipped in sequence and set by crane onto the prepared foundation.
Led by: Factory, transporter, set crewFinish, inspect & close out
Connect modules, complete finishes, manage the punch list and hand over warranties.
Led by: General contractor, H & H
Steps 4 and 5 happen at the same time.
Running factory production alongside site work is what compresses the schedule. Verifying each factory milestone before payment is what protects the owner while it happens.
